One of my friends had a dachshund/beagle mix named Gunda. There's actually a video of her on YouTube. Of course, that was back when she was a puppy. She's big and bossy now.

I understand, get everything in writing and make sure they sign two copies. One for them and one for you, that way you guys have a copy. I would also go into more detail about the prorated rent. Like if it gets done half way through the month what would happen so on and so forth.
